SELECTED PROPOSAL FOR A MULTI-UNIT RESIDENTIAL PROJECT

Project overview

The project is located on a 14,000-sqm site along the Bega River, on the grounds of a former tannery factory. Its proximity to the river significantly influenced the design approach. According to the approved PUZ urban plan, the riverfront strip is to be transformed into a pedestrian zone. Based on our proposal, the mayor of Timișoara initiated an urban project to extend the pedestrian area along both riverbanks.

To leverage this new urban development perspective, the design prioritizes river-facing apartments. Two U-shaped internal courtyards open toward the river, ensuring maximum water views. Apartments are oriented to offer direct or lateral river views, enhancing the living experience.

The development integrates safety, privacy, and community. Access to apartments is provided through pedestrianized, semi-public courtyards with a welcoming atmosphere. Ground-floor units feature private gardens, while upper-level apartments have private rooftop decks and gardens.
On the section without river views, a six-story office block was introduced, balancing functionality and urban density. The complex also includes two levels of shared parking and commercial spaces on the ground floor, activating the street frontage.
